The following are examples of investment opportunities that may or may not exist. CRG makes no representation to the quality or security of any investment. The investor is solely responsible for reviewing and approving any investment and security instruments. Investment monies are funded directly to the respective closing agent (escrow) and the investment is made one to one, between the investor and borrower, at the sole discretion of the investor. Investment Type Examples:
Senior Private Mortgage: The investor lends money in exchange for a promissory note which is recorded by deed of trust against the construction project in first lien position, with typical notes structured for a term of 6-12 months and returns of 7-12% annualized depending on the strength of the file. This is good option for investors looking for higher security with optional monthly dividend payments. Each investment is generally over $100,000. Subordinated Private Mortgage: The investor lends money in exchange for a promissory note and personal guarantee from a qualified borrower. The note is recorded against the pre-sold construction project secondary to a conventional lender. With typical notes structured for a term of six (6) months and returns in the mid teens annualized, this is good option for clients looking for high yielding monthly dividends that are secured by pre-sold construction real estate. Each investment is generally under $75,000. |
